Bad credit mortgages in Glasgow & East Kilbride
Yes, you may still be able to get a mortgage with bad credit. Specialist lenders look at what happened, how long ago it was and how you've managed since, not just your credit score. We know which lenders consider missed payments, defaults, CCJs and more, and we'll be upfront about your options.
Credit issues we can help with
- Late or missed payments
- Defaults and County Court Judgments (CCJs) or Scottish decrees
- Debt management plans
- Trust deeds (Scotland's version of an IVA) and Individual Voluntary Arrangements
- Sequestration (bankruptcy in Scotland), once discharged
- Low credit scores or a thin credit history
What do lenders look at?
- How recent it was: a default from five years ago is viewed very differently from one last month.
- How much it was for: small or satisfied debts are easier to place.
- Whether it's settled: a satisfied CCJ or completed debt plan helps.
- Your record since: a clean recent history shows lenders things are back on track.
- Your deposit: a bigger deposit usually opens up more lenders and better rates.
Why use a broker for bad credit?
Applying to the wrong lender can lead to a decline and another credit search on your file. We look at your full credit history first, explain how lenders are likely to view it and only apply where we believe you have a realistic chance. We'll be honest if waiting a few months would put you in a stronger position.
Bad credit mortgage FAQs
Will bad credit mean a higher rate?
It can, depending on how recent and serious the issues are. As your credit improves, you may be able to remortgage to a better rate later.
Can I get a mortgage with a trust deed?
Some lenders will consider you once the trust deed has been completed and discharged, and a few sooner. The longer ago it finished, the more options you'll have.
Should I check my credit report first?
Yes. Get copies from the main credit reference agencies before you speak to us. It helps us see exactly what lenders will see.
Can I remortgage if I've had credit problems since buying?
Often, yes. We can also look at a product transfer with your current lender, which usually doesn't need a new credit check.
