Your Next Step Ltd, trading as YNS Mortgage ("we", "us"), is an independent mortgage and insurance brokerage based at Stewartfield Way, East Kilbride, Glasgow G74 5LA. We are registered in Scotland (company number SC742722) and are an Appointed Representative of The Lending Channel Ltd, which is authorised and regulated by the Financial Conduct Authority (FCA number 626787). Our own FCA reference is 1012430.

2. What information we collect
When you use our website or ask us for mortgage or insurance advice, we may collect:
- your name, address, phone number and email address
- your date of birth and identification documents we need to verify who you are
- your employment and income details
- details of your outgoings, debts and credit history
- information about the property you are buying or remortgaging
- records of our conversations and the advice we give you
If we need information about your health or other personal circumstances to give suitable protection advice, we will only ask for what is necessary and handle it with extra care.
3. How we use your information, and why
- To provide advice and arrange products for you. This is necessary to carry out our contract with you, or steps you ask us to take before entering one.
- To meet our legal and regulatory duties, such as FCA record-keeping, identity checks and anti-money-laundering rules.
- To run and improve our business, answer enquiries and handle complaints, where we have a legitimate interest in doing so.
- To send you marketing, only where you have agreed or where the law allows us to contact existing clients. You can opt out at any time.
4. Who we share it with
We share your information only where needed:
- with mortgage lenders, insurers and other providers when we apply on your behalf
- with The Lending Channel Ltd, as the firm we are an Appointed Representative of
- with credit reference agencies and identity verification providers
- with solicitors, surveyors and estate agents where you ask us to
- with IT, case-management and email providers who process information for us under contract
- with regulators or law enforcement where we are required to
We do not sell your information.
5. Website and cookies
Our website is hosted by Squarespace. Squarespace and our site may use cookies for essential functions and to collect basic visitor statistics. You can control cookies through your browser settings. Information you enter into our contact form is sent to us so that we can reply to you.
6. How long we keep it
We keep client records for as long as the law and FCA rules require, and for enquiries that do not become clients, only for as long as is reasonably needed to deal with your enquiry.
7. Transfers outside the UK
Some of our service providers may process information outside the UK. Where they do, we make sure appropriate safeguards are in place.
8. Your rights
You have the right to ask us for a copy of the information we hold about you, to have it corrected, to have it erased where we have no legal reason to keep it, to restrict or object to how we use it, and to receive it in a portable format. You can withdraw consent to marketing at any time. To use any of these rights, contact us using the details above. We aim to reply within one month.
9. Complaints
If you are unhappy with how we have handled your information, please tell us first so we can put it right. You also have the right to complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.
