How much can you borrow?

Most lenders will let you borrow between 4 and 4.5 times your annual income, though some lenders go higher depending on your circumstances. We search the whole market — not just the high street — to find the lender who'll offer you the best deal for your situation.

We'll tell you exactly how much you can borrow before you start house hunting, so you can make offers with confidence. Getting a mortgage agreement in principle (AIP) from us is free and doesn't affect your credit score.

How much deposit do you need?

The minimum deposit for most first-time buyers in Scotland is 5% of the property price. A larger deposit (10% or more) typically unlocks better interest rates, but we'll find the best available deal whatever your deposit size.

If you're using a Lifetime ISA or Help to Buy: ISA, we'll make sure your mortgage works alongside your savings bonus — many buyers don't realise this needs careful timing.

Scottish government schemes for first-time buyers

There are several schemes available to first-time buyers in Scotland that can make a real difference:

  • First Home Fund / LIFT scheme — a shared equity scheme that can contribute up to £25,000 toward your purchase price

  • Land and Buildings Transaction Tax (LBTT) relief — first-time buyers in Scotland pay no LBTT on properties up to £175,000

  • Lifetime ISA (LISA) — save up to £4,000 per year and receive a 25% government top-up toward your deposit
